The tax lookup reads the Florida Department of Revenue's statewide certified assessment roll and the U.S. Census geocoder; tax estimates use the DOR's published countywide average millage; the transfer-tax rates come straight from Florida Statutes §§201.02, 201.08, and 199.133; and the closing timeline implements Regulation Z's business-day definitions.
