Florida buyer cost report
Enter the address and purchase price once. Review the public record, estimate future buyer taxes, then complete the closing worksheet using your quotes. Calculations stay in this page's memory; reloading clears them. Only an explicit property search sends the address to the existing public government lookup services. No report inputs are saved, placed in a URL, or sent to ParcelMath.
2. Buyer taxes · 3. Closing and report
1. Property record
2. Purchase price and future taxes
The lookup's seller tax estimate is not a confirmed bill. Enter the actual current bill below if available. It is kept separate from your future buyer taxes.
Estimated buyer taxes
| Scenario | Taxable (school · other levies) | Annual | Monthly escrow |
|---|
Informational estimate. The school/non-school split uses the county's average school-district millage (Florida DOR) — several exemptions don't reduce school taxes, and the senior local option applies only where adopted, so treat those lines as the best case. Full exemptions (§196.081, §196.091, §196.101, §196.102) assume you qualify and are approved by the Property Appraiser; income limits shown are the DOR's 2026 adjustments. District rates vary within a county; the county's own estimator and TRIM notice control. How the counties compare on an identical home: the Florida property tax by county data study.
Confirm assessments with the county. If using the actual bill and taxable value, the estimator's effective rate already blends assessments; avoid adding them twice.
3. Quotes, closing and report
Enter any flood premium due at closing, HOA transfer fees, recording fees and other closing charges in Other services below. The separate insurance field adds monthly budget cost only. Confirm escrow months and all credits with your closing agent.

Planning estimate, not a Loan Estimate or a tax bill. Seller proration uses the current bill through the day before closing; buyer taxes model the future reassessment. Missing amounts are excluded, not assumed to be free. Contract terms and official quotes control. Uses the existing lookup and tax estimator data (August 2026 verification); this report does not refresh those underlying datasets.

Any rates, payments, or terms shown are examples for illustration only, are not an offer to lend, and could change or may not be available at commitment or closing. Payment examples do not include amounts for taxes and insurance premiums; the actual payment obligation will be greater. Deed and mortgage stamps, intangible tax, and title premiums are computed from Fla. Stat. §§201.02, 201.08, 199.133 and Rule 69O-186.003; who pays which item is customary and negotiable — this worksheet places buyer-side items only when you enter them that way. On a purchase the lender's title policy is shown at its full rate the way a Closing Disclosure does (Section C), with the title premium adjustment credit (Section L) netting it to the simultaneous-issue premium; property taxes are prorated in arrears from January 1 through the day before closing. Program fees come from the official schedules: the VA funding fee from 38 U.S.C. §3729 (exemptions per §3729(c), stated on the Certificate of Eligibility); FHA upfront and annual MIP from HUD Handbook 4000.1 Appendix 1.0 (Mortgagee Letter 2023-05; UFMIP financing per 24 CFR §203.18c; streamlines of loans endorsed on or before May 31, 2009 keep grandfathered rates your lender applies); the USDA guarantee and annual fees from 7 CFR 3555.107. Monthly MIP and the USDA annual fee are first-year approximations of the official average-balance formulas.
