What the FHA statuses mean
- Approved: the project is on HUD’s list, so an FHA loan can be made on a unit there. The date in “Approval ends” is when it has to be renewed. Approvals run for three years.
- HRAP or DELRAP: how it was approved. HRAP means HUD reviewed the project itself. DELRAP means an FHA lender with delegated authority approved it under HUD’s rules.
- Expired: the approval wasn’t renewed in time. The condo association or a lender can apply again.
- Rejected or withdrawn: HUD turned the project down, or the request was pulled. A project can be submitted again once the problem is resolved.
- Units with FHA loans: HUD limits how many units in a project can carry FHA-insured loans. An approved project that is near its limit can still block a new FHA loan, so ask the lender to check.
What the VA statuses mean
- Accepted Without Conditions: VA accepted the project and a VA loan can be made on a unit there.
- Accepted With Conditions: VA accepted it, but the lender has to meet the conditions VA attached. The lender can see them in VA’s system.
- HUD Accepted: VA lists the project as accepted because HUD approved it for FHA.
- Pending, Suspended, Rejected or Deleted: a VA loan can’t close on a unit there until the project is accepted again.
VA’s list has no ZIP code search, so a ZIP-only search here shows FHA results only. Add the city or part of the name to search VA as well.
Fannie Mae, Freddie Mac and USDA
Conventional loans (Fannie Mae and Freddie Mac): neither one publishes a public list of approved condos. For most conventional condo loans, the lender reviews the project itself, following the agency’s rules, when you apply. Fannie Mae records some project approvals in Condo Project Manager, and Freddie Mac offers lenders a similar tool, Condo Project Advisor. Both are for lenders only.
USDA guaranteed loans: USDA doesn’t approve condo projects itself. A unit can qualify when the project is approved or accepted by HUD (FHA), VA, Fannie Mae or Freddie Mac, and the lender keeps the proof in the loan file (USDA’s loan origination FAQ). An FHA or VA listing above is one way to show it.
The condo isn’t on either list
- FHA single-unit approval: an FHA lender may be able to approve just the one unit you’re buying when the project isn’t on HUD’s list, as long as the project meets HUD’s single-unit rules.
- Project approval: the condo association, or a lender working with it, can ask HUD or VA to approve the whole project. It takes paperwork from the association and some time.
- Conventional financing: a lender can review the project for a Fannie Mae or Freddie Mac loan, which needs no list.
Before you rely on a result
These lists change every day, and this search shows them as HUD and VA had them on the date above (results are kept for up to a day). A listing tells you the project was reviewed. It doesn’t approve your loan. Confirm the project’s status with your lender, or on HUD’s condo lookup and VA’s condo report.
Privacy: only what you type in the form is sent, from ParcelMath’s server to HUD and VA, to run the search. ParcelMath doesn’t keep it.
