A worked example

Buying a $400,000 home with a $380,000 mortgage outside Miami-Dade: deed stamp $2,800.00, mortgage stamp $1,330.00, intangible tax $760.00 — $4,890.00 in state taxes on the transaction, of which the buyer customarily pays $2,090.00.

The "or fraction thereof" rounding matters at the margin: a sale price of $312,550 is taxed as if it were the next full $100, so the deed stamp is $2,188.20 rather than the flat per-dollar product.

How much are documentary stamps in Florida?

Deeds: 70 cents per $100 of the sale price statewide (Fla. Stat. §201.02) — $21 on a $300,000 sale. Miami-Dade is the exception: 60 cents per $100, plus a 45-cent county surtax on property other than a single-family residence. Mortgages add 35 cents per $100 of the note (§201.08) and the nonrecurring intangible tax of 2 mills on the amount secured (§199.133).

Who pays doc stamps in Florida?

By custom the seller pays the deed stamps in most of the state (it's negotiable in the contract), while the buyer pays the mortgage stamps and intangible tax on their own loan.

How are doc stamps rounded?

The tax applies per $100 or fraction thereof — the taxable amount rounds UP to the next $100 before the rate applies, which is why a $250,050 price is taxed as $250,100. The calculator on this page applies the statutory rounding exactly.
